Fed Raises Rates: What This Means for Mortgages

The Federal Reserve last week voted to raise its short-term interest rates, likely resulting in more mortgage rate increases. The Fed’s rates are not directly tied to mortgage rates but tend to follow 10-year Treasury bonds. However, mortgage rates are often influenced by the Fed’s rates.
 
The Fed increased its federal fund rate from 1.5 percent to 1.75 percent, which is the highest level since 2008. The Fed’s move marks the first of what many economists predict will be three rate hikes this year. Some economists are predicting the federal funds rate to be at 2.1 percent by the end of the year.
 
“Mortgage rates do not move one-on-one with the Fed tightening, but clearly consumers should anticipate higher mortgage rates as time proceeds,” says Lawrence Yun, NAR chief economist.
 
Mortgage rate hikes have already become a nearly weekly occurrence in 2018. Mortgage rates have risen every week since the start of the year, with last week being the exception.

Interest Rates Jump: Why Buyers May Lose If They Don’t Act Now:
 
Yesterday's interest rate hike is a blow to the 44% of home buyers who told realtor.com® that such increases would likely force them to settle for a less expensive home that requires a longer work commute. It's also a reminder that you can help all your buyers by sharing this info on how rising rates could affect their home search.

April celebrates Earth Day; pledge to make eco-friendly choices.  Here are just some ideas: plant a tree, recycle, conserve water, reduce energy use, compost organics, and ride instead of drive.

C.A.R.’s Legislative Day is Wednesday, May 2nd.  If you are interested in attending this event as a representative of the Yolo AOR please e-mail Nick Marin (nicholas@yolorealtors.com) NO LATER THAN Thursday, April 19th.  The issues discussed with our legislators will be Statewide focused and given to us by the C.A.R. staff at the morning briefing.  Here is a tentative timeline:
 
  • 8:00-8:30am – Arrive at the Sacramento Convention Center
  • 9:00-11:30am – C.A.R. morning briefing (Jerry Brown is the keynote speaker; Issues to be discussed with legislators will be introduced)
  • 12:00pm-1:30pm – Yolo AOR lunch as a group
  • 2:15pm – Meeting with Senator Bill Dodd.  Location TBD in the Capitol.
  • 3:30pm – (Tentative) Meeting with Assembly member Cecilia Aguiar-Curry.  Location TBD in the Capitol.
